You walk outside after a rainstorm, and there it is again.
That puddle near your foundation that never quite dries out. The soggy patch in the middle of your yard where the grass is dying. The mud your dog tracks through the house every single time he goes outside.
You keep hoping it’ll get better on its own. Maybe after a dry week or two, it’ll finally drain. But it never does.
And now you’re wondering what’s actually causing this, and whether you need to do something about it before it becomes a bigger problem.
Here’s what’s really going on with your wet yard, and why it’s happening in the first place.
The Most Common Culprit: Your Downspouts
Walk around your house right now and look at where your downspouts end.
- Are they just dumping water right next to your foundation?
- Are they connected to anything underground?
- Or do they just empty out onto the ground a few feet from your house?
If your downspouts aren’t buried and routed away from your foundation, that’s probably your problem.
“Downspouts that are not buried underground outlet right along the house foundation,” explains Ibi Pashaei, founder of Northern Virginia Landscaping. “The house has either minimal grade or no grade or a negative grade, so the water sits near the house.”
That’s thousands of gallons of water from your roof dumping in the worst possible spot every time it rains. And if the ground around your foundation is flat or slopes back toward the house, that water has nowhere to go.
It just sits there. Soaking into the ground. Pooling on the surface. Creating a wet mess that never dries out.
The Problems Nobody Thinks to Check
Sometimes the issue isn’t obvious at first glance.
Yes, your downspouts might be buried. But nobody’s checked them in years. They could be clogged with leaves and debris. Or maybe they connect to pipes underground that are broken or disconnected.
You have no idea where that water is actually going. Or if it’s going anywhere at all.
This happens all the time with older homes. The drainage system worked fine when it was installed 20 or 30 years ago. But roots grew into the pipes. Sections collapsed. Connections separated.
Now water is backing up and flooding your yard, and you have no idea why, because everything looks fine above ground.
New construction has different problems. The ground around your house settles during the first year or two after it’s built. What started as a nice slope away from your foundation can gradually turn into a flat area, or worse, a depression that collects water.
“A lot of the ground around the house tends to settle like the first year after construction,” Ibi says. “So, maybe it used to have a positive grade around the walls of the house, but now it has a negative grade, and the water pools in that area.“
Last Year My Yard Was Fine. What Changed?
Sometimes drainage problems show up out of nowhere.
Your yard was perfectly fine for years. No standing water. No soggy spots. Everything drained the way it was supposed to.
Then suddenly this year, you’ve got puddles that won’t go away.
What changed?
Often, it’s something that happened on a neighboring property. Not because anyone was trying to cause you problems, but because changes uphill have downstream effects.
Maybe someone removed old trees that used to absorb a lot of water and slow down runoff. Now that water comes straight down the hill during heavy rain and ends up in your yard.
Or a house uphill got renovated. The new addition means more roof area, which means more water flowing off that property during storms. That extra volume has to go somewhere, and gravity sends it your direction.
Sometimes it’s infrastructure work. Buried downspouts are great for the property that installs them. But if that water outlets near a property line, it can create new drainage patterns that affect adjacent yards.
“Changes uphill or from surrounding properties contribute to water that didn’t used to come this direction now coming towards the house,” Ibi explains.
None of this means your neighbors did anything wrong. Property improvements happen. Trees come down. Additions get built. Everyone’s trying to manage water on their own land.
But the reality is that what happens on surrounding properties affects yours. Water doesn’t care about property lines. It follows gravity and finds the path of least resistance.
The good news is that even if the source of the water changed, you can still address how it moves once it gets to your property. You might not control what’s happening uphill, but you can control where that water goes once it crosses your property line.
The Hidden Problem: Your Soil Is Acting Like Concrete
Here’s something most homeowners don’t realize. Your soil type matters as much as the slope of your yard.
If your soil is heavily compacted from construction equipment, it doesn’t absorb water anymore. It acts like concrete. Water just runs off the surface instead of soaking in.
This happens all the time. The builder parks heavy machinery on your yard during construction. Or you have an addition built years later and trucks drive all over your lawn. The weight of that equipment compacts the soil so much that it loses its ability to drain.
“The ground’s just so highly compacted, it’s basically acting like concrete,” Ibi says. “It doesn’t have a good infiltration rate, so the water can’t pass through the soil.“
Sometimes Northern Virginia Landscaping has to break up that compaction by rototilling the ground. It’s the only way to restore the soil’s natural ability to absorb water.
And then there are the really strange discoveries. Like the concrete slab buried three feet underground that nobody knew about. Or the old asphalt driveway that got covered with dirt instead of removed.
Water hits that buried surface and has nowhere to go. So it pools above it, creating a wet spot that makes no sense based on how the yard looks above ground.
Why New Developments Have More Problems
If you live in a newer development, you’re more likely to deal with drainage issues than someone in an older, established neighborhood.
It’s not just one thing. It’s a combination of factors.
- Heavy construction equipment compacting the soil.
- Downspouts that never got buried properly.
- Topographic changes from removing mature trees.
- Settling ground around new foundations.
Older homes have different problems. Their drainage systems are more likely to be clogged or broken from decades of use. But at least the ground is settled and the soil isn’t compacted from recent construction.
Either way, you’re dealing with water where it shouldn’t be. And it’s not going to fix itself.
What About Waterproofing?
When water starts coming into your basement, a lot of homeowners immediately think they need to waterproof their house.
They get quotes from waterproofing companies to dig around the entire foundation and install drain tile. Fifty thousand dollars. Sometimes a hundred thousand or more.
But here’s what most people don’t realize. Waterproofing your house doesn’t fix the reason water is getting there in the first place.
“A lot of people get scared, and for good reason,” Ibi says. “They just don’t want water coming in their house, so their brain immediately goes to waterproofing as the solution.“
But if you don’t address what’s happening on the surface, you’re just treating the symptom.
Water is still pooling against your foundation. It’s still creating pressure against your basement walls. It’s still going to find ways to cause problems.
The smarter approach is to start with the exterior fixes. Bury your downspouts. Fix the grading around your foundation. Make sure water is moving away from your house instead of toward it.
“The exterior fix can potentially save people from having to take the extra step of waterproofing their house,” Ibi explains. “There’s no guarantee, but it’s a safer bet to start with what’s simple and obvious.”
Sometimes that’s all you need. The water stops pooling. Your basement stays dry. You just saved yourself fifty thousand dollars or more.
The Cost of Ignoring the Problem
Maybe you’re thinking, it’s just a wet spot in the yard. It’s annoying, but it’s not that big of a deal.
Here’s what happens if you don’t fix it.
Water sitting against your foundation freezes and thaws throughout the winter. That freeze-thaw cycle cracks concrete. It damages mortar. It creates pathways for water to seep into your basement.
Your grass dies in the wet areas and won’t grow back. The soil stays muddy. Mosquitoes breed in the standing water. Your yard smells musty.
Your dog tracks mud through your house every time he goes outside. You can’t use parts of your yard because they’re too wet.
And if you’re really unlucky, your drainage problem creates a drainage problem for your neighbor. Now you’ve got a legal liability on top of everything else.
There are stories of homeowners being sued by neighbors because their poor drainage caused flooding on adjacent properties. One case involved a retaining wall that wasn’t built to code. The neighbor downhill ended up with a flooded yard. A lawyer got involved. An engineer was brought in.
The homeowner with the bad retaining wall had to spend $70,000 on an underground drainage system just to fix the problem they created for their neighbor.
That’s an extreme example. Most drainage fixes don’t cost anywhere near that much.
But with drainage problems, ignoring the problem long enough can turn a simple fix into something far more expensive and complicated.
What You Should Do Next
The first step is figuring out what’s actually causing your drainage problem.
- Is it your downspouts dumping water near your foundation?
- Is it the slope of your yard?
- Is it compacted soil that won’t absorb water?
- Is it something your neighbors are doing uphill?
Most of the time, it’s not just one thing. It’s a combination of factors that all contribute to water ending up where it shouldn’t be.
The good news is that once you know what’s causing it, there are solutions.
Some of them are relatively simple and affordable. Others are more complex. But almost anything is better than letting water sit against your foundation or flood your yard every time it rains.
